The Villa is a community of Spanish-style villas in Dubailand, developed by Dubai Properties with Mazaya, with residents moving in from around 2010. Homes have four to six bedrooms on large plots, set around parks and village circles off Dubai–Al Ain Road.

Where it is and getting around

The Villa is in Dubailand, in the Wadi Al Safa 5 area on official maps. The main approach is from Dubai–Al Ain Road (E66), with Emirates Road (E611) and Sheikh Mohammed Bin Zayed Road (E311) close by for trips across the city.

Outside the rush hour, Downtown Dubai and Business Bay are about 20 to 25 minutes' drive away, and Global Village is around ten minutes. There is no metro station or public bus service inside the community, so residents drive or use taxis and ride-hailing apps.

Living here

The community was planned around shared outdoor space, with its sub-communities arranged around village circles: landscaped gardens and walkways, children's play areas, a large park, tennis courts, a mosque and a nursery. The Centro is the commercial focus, with shops and restaurants around arcaded courtyards and a Spinneys supermarket for the weekly shop. The courts are home to a tennis academy.

GEMS FirstPoint School, which teaches the British curriculum, sits within The Villa, so many children can get to school without a long drive. Dubai London Clinic has a branch in The Centro, and larger malls and hospitals are a drive away along Al Ain Road and Sheikh Mohammed Bin Zayed Road.

Residents have lived here since around 2010, so the trees, lawns and parks are established and the streets are quiet. People choose The Villa for space and a garden rather than for nightlife or a short walk to the shops.

Property types

Every home is a villa, with four, five or six bedrooms, and most have courtyards, terraces and private parking. Property Finder groups the community into four sub-communities:

  • Ponderosa: ranch-style villas with private courtyards.
  • Hacienda: villas arranged around courtyards with water channels.
  • The Aldea: town and courtyard houses linking the village circles.
  • The Centro: homes around the community's commercial centre, with its arcades, shops and restaurants.

The villas built by Mazaya and by Dubai Properties follow their own sets of floor plans. Alongside them, many plots were sold to buyers who built their own homes. That is why architecture, layouts and plot sizes vary from street to street, and why two five-bedroom villas can differ a lot in built-up area and garden.

For a buyer, that variety means each villa has to be compared on its own, not against a community average. We look at the plot, the built-up area and the recent transfers in the same cluster before advising on a price.

Things to check before you buy

  • The plot and built-up area on the title deed, compared with what is on the ground.
  • Any extensions or conversions, and whether the developer approved them.
  • The service charges for the cluster, which we include on every shortlist.
  • The condition of the pool, air-conditioning and roof, since the first villas here are now more than a decade old.

Renting in The Villa

Villas are let on annual contracts, registered with Ejari like every tenancy in Dubai, with rent usually paid by cheques. A villa comes with more to look after than an apartment, so tenants and landlords should agree in writing who maintains the pool, the garden and the air-conditioning, and who pays for repairs above a set amount.

Who it suits

  • Families who want a standalone villa, a garden and a school within the community.
  • Buyers moving up from an apartment who want more space than a townhouse offers.
  • Owners who want to let to families on annual leases.

It is less suited to anyone who needs the metro or wants to walk to offices and restaurants. For that, look at Downtown Dubai or Business Bay.
