Dubai South area guide: homes around Al Maktoum Airport

Dubai South is the government-owned city being built around Al Maktoum International Airport, next to Expo City Dubai in the south-west of the emirate. Its Residential District, The Pulse and Emaar South offer apartments, townhouses and villas, and the planned expansion of the airport is why many buyers are watching it.

Where it is and getting around

Dubai South covers a large area in the south-west of the city, around Al Maktoum International Airport (DWC) and beside Expo City Dubai. It was launched in 2006 as Dubai World Central and renamed Dubai South in 2015, and its master developer is owned by the Government of Dubai. Property Finder still lists the area as Dubai South (Dubai World Central).

The main roads are Emirates Road (E611), Sheikh Mohammed Bin Zayed Road (E311) and Sheikh Zayed Road (E11). The Red Line's Route 2020 branch ends at Expo 2020 station, beside Expo City Dubai, but from most homes in the Residential District you still need a car, a taxi or an RTA bus to reach it. Dubai Marina and Downtown Dubai are a longer drive, typically 40 minutes or more.

The airport and what is planned

Al Maktoum International Airport already handles cargo and passenger flights. In April 2024 the Dubai government approved designs for a new passenger terminal there, and said operations at Dubai International would move to Al Maktoum over the coming years.

Around the airport, Dubai South also includes a logistics district and an aviation district, alongside its residential communities. Government timelines can move, so we treat the airport as a long-term factor in a purchase, not a date to plan around.

Living here

Daily life is quieter and more spread out than in the central districts, and parts of the area are still being built. The Residential District has community shops, parks and sports facilities, and The Pulse combines apartment buildings, townhouses and villas with local shops.

Emaar South is built around an 18-hole championship golf course, with apartments, townhouses and villas close to Al Maktoum International and Expo City Dubai. Other residential projects in the wider area include MAG 5 Boulevard and Azizi Venice.

Expo City Dubai, the site of Expo 2020, has been turned into a permanent district with homes, offices and cultural venues, and it is the nearest stop on the metro for much of Dubai South.

GEMS Founders School – Dubai South, a British-curriculum school on Expo Road, opened in 2024, and more schools are in neighbouring Dubai Investments Park, where NMC Royal Hospital is also located. For bigger shopping trips and days out, residents drive to Ibn Battuta Mall, The Outlet Village or Dubai Parks and Resorts.

Property types

  • Apartments: mostly in low- and mid-rise buildings in the Residential District, including furnished hotel apartments such as DAMAC Maison de Ville Tenora.
  • Townhouses and villas: in The Pulse, including The Pulse Beachfront, a gated waterfront sub-community of villas and townhouses.
  • Emaar South: apartments, townhouses and villas around the golf course.
  • Off-plan: many projects here are still sold off-plan, so payment plans and handover dates need checking line by line.

In newer projects there are fewer recent transfers to compare against, so look at the resale record of the building as well as the developer's price before you commit.

What to check on an off-plan purchase

  • The payment plan, line by line, including what falls due at handover.
  • The handover date in the sale agreement, and what the contract says if it moves.
  • That the project is registered with the Dubai Land Department and payments go to its escrow account.
  • The service charge estimate once the building is complete.

Who it suits

  • Buyers with a long horizon who want to be near the airport expansion.
  • People working at Al Maktoum International, in logistics around Jebel Ali, or at Expo City Dubai.
  • Families who want a townhouse or villa and are happy to live further from the centre.

It suits people who drive. If you need a short commute to Downtown or DIFC, look at Business Bay or Downtown Dubai instead.
